Enhancements and Releases in August 2022

As the summer comes to an end, we want to take the time to showcase all the enhancements to the family of LDD applications.

 

RealtiWeb

Throughout August, we updated our First Canadian Title (FCT) insurance integration across four versions of RealtiWeb. Those using the version for Alberta, BC, Ontario and/or Manitoba have access to a more robust API integration with FCT. This means more information is being passed between your RealtiWeb file and FCT. When you request a quote, the quoted premium will appear in your file with a message.

Of course, you’re still able to order policies, check the status and get policy numbers, premium amounts and documents from with your RealtiWeb files.

In fact, we’re bringing thus more robust API integration into Saskatchewan in mid-September.

 

As requested by some clients, we’ve created a way to tell which RealtiWeb file is open in each browser tab. The browser tab will display the File Number, making it easier to switch between files and enter the correct browser tab to enter file specific information.

 

We have released a new method to creating conditions and looping in documents. This new method means, we can handle looping and conditions in a single clause. Previously, our document clauses had to be separated into different clauses to allow for conditioning and looping of the clause. This created difficulty when editing the generated document on a one-off basis, because it separated the text into different clause areas (each one being edited separately). In addition, when editing the document template (a.k.a. master document) there were instances where a clause was entered twice with a couple words different because of the condition on each clause (such as, writing the clause for when there was a survey of the property, and another clause for when there was no survey completed on the property).

With the new method of creating conditions and looping documents in a single clause, we will be slowly updating our RealtiWeb standard documents to use this new method. This means, reducing the number of clauses in each document (as they’re combined) and reducing the number of tables in documents. As we update our documents to the new method, each document will be easier to edit in its template/master and generated forms.


For those who aren’t sure what “looping”, it’s when there’s two or more of something in a file. For example, two mortgages in a file and both mortgages require being mentioned in the reporting letter. Our looping capability prompts the correct fields to be pulled into the document to address each mortgage.

 

Ontario

We redesigned the Financial screens to provide better workflow and efficiency. We combined the LTT and LTT Refund screens into a single Land Transfer Tax screen. This screen has been designed to be more focused to display what is needed to interact with when registering the transfer. The previous screens are still available from the options menu on the right hand side of the file (inline with the 'Land Transfer Tax (LTT)' heading).

Within the RealtiWeb file on the Land Transfer Tax screen, we have a way to open the Transferees screen, in case someone was missed, and have checkboxes to identify transferees who qualify for refunds.

Along with the redesign, we moved the Auto Includes menu to the top of the Account to Client and Trust Statement screens, rather than to the right of the file. This is to allow for smaller screen sizes, as we prepare to officially support Chrome before the end of this year.

Our Legend for the Title Search screen was also moved above the list of instruments returned from the title search. Again, this is to support smaller screen sizes.

 

British Columbia

The Transferee and Transferor screens in RealtiWeb BC were redesigned to have new headings and will be easier to navigate. These changes will be rippled through to the other versions of RealtiWeb.

 

Saskatchewan

As a reminder Form PD1 - Declaration of Lawyer has been updated in RealtiWeb. This document is applicable when witnessing document signing via electronic means. It was last amended on July 1, 2022.

RealtiBuilderSales

The Basic screens at the Project level was updated for RealtiBuilderSales in Ontario (both Condo and Subdivision). The new screens were organized under new headings and will be easier to navigate. There were no functionality changes.
